What does a home inspection cover?
The exact scope is established in the inspection agreement. A typical visual inspection addresses accessible roofing, exterior, structure, electrical, plumbing, HVAC, interiors, attic, and related systems and components.
Is a home inspection a guarantee?
No. An inspection reports observed conditions at a point in time within the agreed scope. It is not a warranty, guarantee, insurance policy, appraisal, engineering opinion, or prediction of future performance.
How do I receive a quote?
Provide the property location, type, approximate size if known, and timing. Shane will review the request and confirm the applicable scope and quote.
Which areas are served?
The core service area includes Gulfport, Biloxi, Long Beach, Bay St. Louis, and Ocean Springs, with nearby work across Harrison, Jackson, and Hancock Counties.
Do you advertise new-construction inspections?
No. Mississippi requires an NH designation for new-home inspections. Shane's current state record does not display that designation, so the service is not offered or advertised on this site.
Can Shane inspect a home when he is also the real estate agent?
No. Shane does not perform a home inspection when he has or expects a financial interest in the transaction. Real estate clients should engage an independent home inspector.
Does a real estate inquiry create an agency relationship?
No. A form submission begins a conversation. Representation begins only through the appropriate written brokerage agreement and disclosures.
Do you provide appraisals, engineering opinions, mold testing, termite inspections, or insurance advice?
Those services are not represented on this site. When a question falls outside the agreed professional scope, the appropriate specialist should be consulted.
